Eligibility Requirements

Review the eligibility requirements below to see if you qualify for the Live Near Your Work program.

The two primary qualifying requirements are that you work with a program-approved lender and purchase a property in an eligible neighborhood.

Eligible Washington University employees must meet all of the following criteria:
  1. Must be a full- or part-time employee of Washington University working 20 or more hours per week and in good standing. Graduate students, Postdoctorals, and Fellows are not eligible.
    1. Must be purchasing an eligible property as described herein.
    2. Employees can use this benefit only once. The benefit cannot be combined with another employee’s benefit on a single home purchase.
  2. Eligible employees must qualify for a mortgage through a participating approved lender (see Approved Lenders List).
  3. First time home buyers must participate in a first time home buying counseling program selected by the program administrator.
  4. Must not be a “disqualified person” of Washington University within the meaning of Section 4958 of the Internal Revenue Code, as determined by the Controller of the University in their discretion. In general, a disqualified person includes a trustee, officer, or any other employee who is or was at any time during the previous five (5) years in a position to exercise substantial influence over the affairs of Washington University as well as his or her family members.
Eligible BJC HealthCare employees must meet all of the following criteria:
  1. Primary job must be located on the Washington University Medical Campus.
  2. Must be a full- or part-time employee working 24 or more hours per week. Graduate students, Postdoctorals, and Fellows are not eligible.
  3. Must be purchasing an eligible property as described herein.
  4. Employee can use this benefit only once. The benefit cannot be combined with another employee’s benefit on a single home purchase.
  5. Eligible employees must qualify for a mortgage through a participating approved lender (see Approved Lenders List).
  6. First time home buyers must participate in a first time home buying counseling program selected by the program administrator.
  7. Must not be a “disqualified person” of BJC HealthCare. In general, a disqualified person includes a trustee, officer, or any other employee, or family member of such employee, who is or was any time during the previous five years in a position to exercise substantial influence of the affairs of BJC HealthCare.
Eligible Properties must meet all of the following criteria:
  1. They must be 1-4 family buildings
  2. Single-family homes, duplexes, condominiums, apartments, and townhomes are all eligible.
  3. You may buy a single apartment or condo unit, just not an entire building consisting of more than 4 units.
  4. They must be the primary residence of the purchasing employee.
  5. The home must be located in one of the approved neighborhoods (see Eligible Neighborhoods List).

To participate in the Live Near Your Work Program, your loan must be secured from one of the approved lenders outlined below.
You must work with the one of the provided contacts listed at each bank in order to participate in our program.
